Thanks for the Excel template. Can I use this template just for 2013, or should I use it over a few consecutive years?

Sorry for the noobish question. This is the first time I am using this template.

I used it on a multi-year list. You can also breaks it down and works on each individual year on the same list.

The template assumes that cash is never taken out of the portfolio. If u know the actual cash injections/withdrawals/idling, then need to add as additional rows. It was meant to make easier for people like me who only record buy/sell transactions without tracking of cash.

We can use it either way, but must be consistent, otherwise might double count.

I always assume no idling cash, sell = cash withdrawal, and buy = cash injection as and when it happens.

I have keyed in all the figures into the template, and the computer tells me that the XIRR for 2013 is 4.1%

Somehow, I have a feeling I am using the excel template wrongly.....Sad

Dw your returns cannot be only this, likely some problems with the template. Because your dividend yield alone is already more than that and i dont think your portfolio as a whole suffered a capital loss

You can troubleshoot with approach of one step at a time.

First starts with portfolio value at the start and end, XIRR return should tally with the % increment.

Next add in the dividends, the XIRR return should tally

Then add in the sell/buy transaction(s).

Hope it will help.

Net Asset Value as of 27 Dec 13: 110.71 index points
Net Asset Value as of 26 Dec 12: 103.00 index points

Spending for year = 7.98 index points (huge as I had a complete renovation of an apartment)
Implied return = (110.71+7.98)/(103.00) = 15.2%

Asset allocation as of 27 Dec 13:
Equities = 34.53%
Fixed Income = 15.44%
Options = 1.17%
Property = 26.41% (Approximately 70% loan for 2 properties)
Cash = 5.36% (generally lower but I just sold a business)
Private Ventures not MTM = 14.67%
Insurance Residuals + Durables/Cars = 2.42%

Equity portion had a fantastic run, Fixed Income was a dog as expected but I am more a permanent portfolio type guy so even though I hate it I will keep some in case I am wrong.

I followed your steps and re-entered all the figures. And since I am already doing it, might as well start from the beginning of my investing journey in 2010. Took me quite a while to enter all the data.

XIRR return of my portfolio from 2010 to 2013 (4-year period) is 12.2%. Big Grin

then perhaps it is possible to have a XIRR of 4.1% for 2013 alone.
