well if it gets too tough or too complicated, heck, pass it on and just move on to another company... u wont be able to breakdown all balance sheets even if you are the best analyst in town

some comapnies have so many associates and joint ventures that you cant tell how healthy they are (perhaps i am just not resourceful enough at the moment, lol)... for such companies, i usually say 'to hell with all of you'.

You can strip of the minor JVs in your calculations and focus on the Makjor ones like the Boutiq, Palacio and the Macpherson Green Development. The rest is just masak masak.

Im only interested in the Tanjong pagar development since that is the Big Jackpot for heeton. The profits from Boutiq will be very good too but its only 45%. When it TOPs, Carlton Hotel and AM100 would have been opened for business and the area will be lively. Its also going to TOP before Guocoland's mixed development project. Truly, both Keppel Land and Heeton own gold mines in their property portfolio.

Keppel Land got the gold mine cheap because they suckered K reit into selling them cheap.

Thanks for the tips. managed to find out only the land costs for the recent two property developments at Grange Road and Khiang Guan Avenue from SGX but the other two were probably too far back. It's really a lot of work to organise all the costs data.

Well it's much simpler to just place an arbitrary conservative discount rate on the stated property values to determine RNAV but definitely not accurate. Indeed, trying to break down their balance sheets into individual parts is crazy.

National Development Minister Khaw Boon Wan had said that there would be many millionaires at the Pinnacle@Duxton, when home owners there can sell their flats in about two years' time.

The estate reaches the five-year minimum occupation period in December 2014.

But not everyone wants to cash in on their prized asset there.

The New Paper spoke to 10 residents, and most said they had no plans to sell their homes.

One resident claimed she wouldn’t sell her flat even if someone were to offer her $3 million.

lately most property shares also went up mah, even guocoland, scglobal also manage to rise

The upside for Heeton is alot more higher. With the redevelopment of Elcentro adding 35c/share in net profits for them.

Vince Toh must be laughing at the suckers who sold him 600lots for 41cents 1 mth ago.

dont like that leh, i was also one of those idiots who sold 40 lots at 38 cents many many months ago... hahaha but i also found out that it is not my nature, i.e. as in i dont have the patience to hold on to undervalued stocks

i used iocbc, 40 lots @ 0.385 some time in mar 2012, very likely sold to you Smile
