That's me Smile. I saved up a lot.

And i didn't get any financial support from my parents nor anyone to dabble on property investment. In fact my parents were against the idea of property investment as they got burned twice. But time is at my side. Since am earning in Sgd, the conversion serves me well. I buy into Msia property, only focusing at prime area by good developer. I have a group of network in Sg, moStly matured investors, we share deals and discuss about the next boom area. Will post the link here after work. Am keen to meet like minded investor who invest in Sg real estate, am still accumulating mr cash for Singapore property.

Good to know you saved up a pile to plough into property. I can't comment much since I don't know about Malaysian property, but I do feel Singapore property is too over-priced..... Smile

I always wondered that given the amount of comments and debates on articles posted here, whether the personalities involved in the article would end up joining the forum to post their thoughts- Finally it's come true! To be honest, I attended one of the free properties seminar today with the usual marketing hype to promote expensive courses and networking property clubs to make money in properties anytime. There was an inherent assumption by the speaker that property prices will always go up for all the creative financing schemes to work. One of it you can use to even pay zero cent to get a property.

Nonetheless, It opened my eyes that some people uses leverage and take on significant risks but manage to get rich subsequently.

Most property guru understands the power of leverage. There is alw a risk in any investment be it shares or property when it comes to using debt. The wonders of property investment is leveraging on OPM. It is tangible and returns is much higher when buying into the right property.

I'm afraid I have to disagree with these statements, in form for the first and in spirit for the second.

Which form of leverage isn't using OPM? Even when buying stocks on Contra, the leverage there is credit from your broker.

Otherwise to say that the Property Investment is wonderful because of leverage is nothing more than saying 'Borrowing to invest is good.'

Note: I'm not saying that taking a mortgage loan is as risky as buying stocks on contra since obviously the terms of leverage are different but it would have been good to be more succint.

I'm not sure what you're benchmarking against but using Stocks as an example, a share in a company is as tangible as a property. When you buy stocks, what you are getting, legally, is a fractional share of the company so isn't that tangible?

Saying that returns are much higher when buying into the right property is nothing more than saying that buying into the right stock will give you high returns (e.g. the 2000% returns from buying into OSIM in early '09 to May '11).

Not that you have to share with us Buddies any secret formulas you have in Property Investment but just thought I'd point out that piecemeal statements like these aren't very helpful.
