New Freehold Condo Launch at Evelyn Road

No new condominium developments have launched in the Newton / Novena area for the last few years.  The most recent was likely 8 Derbyshire (fully sold out by now) and 26 Newton.  So there should be some pent up demand when the freehold 10 Evelyn condominium, at Evelyn Road, launches in early October 2018.

The plot of land that this project sits on is rather usual.  While the main entrance is via Evelyn Road, which gives it its 10 Evelyn address, it also has a bit of "frontage" directly onto Newton Road.  This comes in the form of a thin tongue of land that runs out from the otherwise squarish site, out to Newton Road, in between neighbouring houses.  Here there is a side gate, so residents can access Newton Road from within the development.

Counting from the side gate, it takes around 7 to 8 minutes to walk to Newton MRT station, and possibly a minute more to the Novena station.  That's also where you get two shopping centres, Square 2 and Velocity.  Though it is United Square that is actually closer to the 10 Evelyn condo.  It needs just 5 minutes or so to walk there by taking a short cut through Surrey Road.

The 10 Evelyn condo development is a 5 storey low-rise development.  There are only 56 apartments in all, comprising one bedroom, 2 bedroom, and 3 bedroom units.  There are only 4 units of 3 bedders, and they are all duplex penthouses ie. on two levels, with the master bedroom and attached bathrooms at the upper floor (the 5th storey), and the rest of the rooms at the lower level.  The kitchen is open plan, though the layout is such that you could enclose it yourself if you wish to do so.

The best thing about the design is that there are only 3 units per floor per block, a far cry from other new launches that can have as many as 9 or more units per floor, which entails long corridors rather like a hotel.
