Pls read the words used carefully.

No one here mentioned that the TOP of Alex Mall has been deferred.

We are looking/discussing/reviewing about possibilities, What-if scenarios.

If u have time, pls go down and take a good look at Alex Mall.
From the exterior look, it seems to look like TOP by Dec 2014 might be very difficult.

Perhaps, someone who is better trained as a civil/building engineer can better assess the possibility of TOP by Dec this year (from the exterior look of the picture below).

Not to sidetrack the proper stock discussion - but if you think I am defaming you please file the lawsuit as you are threatening. I have a law degree so happy to represent myself. If you don't intend to file anything then I don't think the threat of legal action is condusive to a stock discussion.

Please note that if you feel you have to go back and edit your posts subsequently (as you have done with your previous two posts in this thread) that's probably a sign that you've read them and thought there was at least the potential that they might be misleading.

Please focus on issues, rather on persons.

If misinformation is found, you can rebut with your grounds, and prove it wrong.

You can make moderator report for major one, and moderator will look into it.

I bought more of chipES and Lian Beng during this sell down. I think rate increase will be gradual and will not affect these 2 good counters till rate go to 2.5% assumming that FED increase 0.25% in every FOMC. I think that will be in 2017 before property will be hit, and that will be the time when our govt may remove the cooling measure. I beg your forgiveness, if there is wrong info here. What i post is what i have read elsewhere, it is not my own assumption. Thanks

I agree with you that rate hike is not likely to be very much even if the US Fed does go into it, for the simple reason that US Government debt is so huge that every single percentage point increase in interest rate will cost them billions of dollars in terms of interest payments. Hence the impact of rate increase on REITs and property developers should not be too problematic, although these companies are mostly quite highly leveraged.

those who live near construction site at Alex mall should really go down and take a good look. Then u will better understand whether it is still possible for the mall to TOP in Dec 2014. Better still, take a peek into the Alex mall...


Let's wait for formal announcement from company probably in its Q3 results which should provide some guidance on Alex mall and hotel . If mall is delayed , then hotel would likely be delayed too .
