Wing Tai first foray into australia property. Ard 31mil for a 13,670 sq feet freehold land(ard 2,267 psf for the land site). Current long lease ends 2028 which gives them a 3% yield till then. I realize the location is very prime, near Flinders station and crown casino. This could be a land banking strategy with a long option for them.

Property currently serve as a multi storey carpark. In my view Wing Tai is moving towards property investment and moving away from Singapore residential development like Wheelock which I think is smart move. Just hope they consider parring down their long term debt as their main focus now.

With additional $411 mils come in and Wingtai has been very conservation not buying any new sites,  I  would not be surprised if  the Wing Tai major share holder would attempt to privatize again.
when was the last privatization attempt, and why did it fail?

the way i see it, since they have no need to worry about the duties/fees, there is no hurry to privatise as yet.

The previous privatization attempt happened in 2012.

It was a partial offer at SGD 1.39 in cash per share.

Another Property listed company is having its day in the sun. WingTai may retest 2016 high of $1.91. Watch out.

Result not bad. Gearing reduced from 0.05x previous quarter to 0.03x. Transitioning nicely to net cash soon. WTHK and Uniqlo(Sg,Malaysia) also showing great improvement. See how it goes.

Hope some valuebuddies made some good bet after analyzing my post.

Up more than 10% in just few days but it is still undervalued at $ 1.93 .
Wingtai is set to benefit the most with the  Gov's latest Seller’s stamp duties cut.

I think the cost of QC penalties vs cost to delist the company is quite significant. 

WING Tai Holdings will not be doing an SC Global. It won't take the delisting route, declares chairman Cheng Wai Keung, as a way out from rules requiring the company to dispose of all units in its high-end residential projects here within two years of completion.
