I prefer stocks but I would think it is easier to invest in property as there is only one important point: location. For stocks, to be successful, you would need to understand more things and I believe Singaporeans are a bunch of lazy lot who prefer easy and fast way to earn money.

Personally I find stocks "easier" to invest in, due to better liquidity, lower capital requirements, and more consistent dividend (for dividend stocks).
Renting out an apartment is harder.
I heard of people who have problem finding tenants, chasing for overdue rent, or even having to pay lawyers to evict people who don't pay rent and don't move out.

Stocks or properties both have it's pros and cons. Now which really rich man(aka multi millionaires) says he has only stocks or properties? i am quite sure almost all of them have the lock, stock and barrel of investments. Diversification for assets allocation (aka for safety).
But i think if you just started to invest (with very little capital), go 100% on equity. That's what i had done in the past. Anyway you have limited choice.

Truism of Investments.
A) Buying a security is buying RISK not Return
B) You can control RISK (to a certain level, hopefully only.) But definitely not the outcome of the Return.

cory, yes and no. I think you should understand that she started buying in SARS period.
But, I definitely agrees that if you have property that you plan to sell, seriously consider cash out (sooner than later) because now is a BUYER market!

This is something i am struggling. Based on this Buyer Market logic, why would i want to buy now when the price is going to continue to drop ? The peak price just turn a corner only in recent time for both Private and HDB.

Just like stocks even at the both extremes, they are people whose thinking are opposite. In fact we have all kinds of specialists in the Markets. And i think they are always transactions in the property market too. And each transaction has it's own reason or reasons. We all have our own reasons for buying or selling. Don't we?
How about about sitting still and watching the market, everyday? Is it easier then buying or selling in the market? Have you tried it ? And for how long can you sit still?
Alamak! i have just sold my 5 lots of Singtel@$3.62 (on hindsight a bit too early) for watching the market everyday since how many years ago? i think i must be a stock market's junky. Addicted, that is. i am an addict of the stock market. Is there any cure? How not to look at the market everyday? Remember since day one.
i usually phase in buying or selling but not Singtel , this time. Anyway for 5 lots i will usually only phase-in 2 times only.

Yes, the Russians seem to be the only race who can stand up to the Power of the white-men till today. But there is a prediction somewhere that the 3rd WW will be started from the "Yellow Peril of The East"

I am going to give a model answer which I believed is the TRUTH:
no two persons has the exact sentiments and needs for their property investment journey.

What make sense to T might not make sense to you.

What sort of people will sit in front of SGX screen everyday/every time and look at the transaction?
There are many people, actually.
They ranged from University students, teachers, engineers, business owner and property agent just to name a few.
You are not alone.

Second question is more tricky:
How not to?
I would think that a distraction of some sort will do the trick?
For example, lets say I hire you.
I request you to help me to do something related to property and pay you accordingly.
(of course, this assignment must be inline with your interest and purpose in life too)
This might change your behavior a little bit.

IMO pp invest in property due to safe leverage. You wont see a property value drop substaintially whithin a month. You also wont see the value drop to 0 or get delisted. My friend invested in property since 2007 and I in stocks. I made quite ok returns while he made many times my returns. He is now a multi-millionaire and have 2 paid up properties all because of leverage.


If you had followed your friend and invested in the property sector since 2007 via the following stocks using Leverage:

Ho Bee Land
Allgreen Properties
Sing Holdings
Keppel Land
Wing Tai
Tuan Sing
Chinaland
SC Global

You would have easily made 3 times more than your friend and can easily buy 5 penthouses without taking a single mortgage loan.

Share margin financing provides leverage of up to 3.5 times your initial capital. Using call warrants, one can extend the leverage of up to 10 times the amount deposited.

Mortgage financing only give 0.8 times of the property valuation.
