The interesting thing about the DMP is that Sembawang Shipyard is now zoned as reserve site. This means shipyard activities at the location will cease when the shipyard closes.
What this means is that the 1km radius of the shipyard can now be used for residential and lifestyle activities. Also, it will be interesting to know whether the shipyard becomes a residential area. One can remember how Keppel's shipyard formerly at Habourfront has now changed to a place with numerous luxury condos. Other potential residential area is Holland Village where the plot ratio for residential has increased from the previous SERS site and Bouna Vista Swimming Complex (which will be demolished). The nearby plot Ghim Moh ( a SERS site ) has also seen its plot ratio increase

HDB sites usually has a GPR 2.8. Those near MRT will have GPR 3.5.
Thats why I said, old resale HDB in mature estates has embedded SERS option. BUT not those in P/SK.

i happened to shift recently to within 1km of the shipyard.
heard semb shipyard likely to shift to tuas in/by 2020. tanjong rhu used to hv a few shipyards.

High-speed rail station 'may be in east or west'
