It's a sales pitch. Everywhere we go, people will pitch something to us.
We can accept, we can choose to differ.
But at this moment, ECs are the best value bet. No extra stamp duty somemore...

Interest rates are to asset prices sort of like gravity to the apple ~ warren buffett
This propertyguru guy just doesnt get that. In fact for anything that happens, he will just twist his words to encourage people to invest in property.
My guess is this is what he will say...
If property prices drop, he will say, it is getting cheaper, what are you waiting for?
If property prices rise, he will say, if you dont buy today, it is going to rise further soon, what are you waiting for?
If govt tightens the loan/value ratio, he will say, see la now you cant afford the property.
If govt relaxes the loan/value ratio, he will say, everyone is rushing into property, better buy early.
... and so on...
No matter what happens, he will just tell you to buy property. If you seek advice from such a person, i am quite certain you will be very disappointed some day.

In a euphoric market sentiment, few will have the eyes to see what the truth truly is.
Beside Singapore property market has always been going up since its independence, so the belief that Singapore properties is the best bet is true. until fortunes of nations changes.

Sales talk aside, there are some elements of truth in what the Propnex guy said.
At the end of the day, for those who are eligible for BTO or EC from HDB, i would say pls go for it. With all the special grants and px cap, it is the biggest 'present' one would ever get from the government in terms of helping its citizens achieve the dream of owning a property.
There are no good stocks. Stocks are only good when they go up after you bought them.

If many big real estate companies and their agents together sing the same tune, plus the relentless import of foreigners, the property prices will be one way up. Interest rate, may not affect the super wealthy who park their money here since they always buy in cash. The only one who really knows which way property prices will go is the one who is the statisticians who r in charge of all these numbers.

I quite disagree with this. Eligility requirements does not take into acct future earnings, interest rates, market health, etc. If one needs market grants to be able to afford a higher class of a home, then one is, imho, not suitable to purchase said home. EC loans are issued by banks. In a rising market and ample liquidity available, banks are free to issue loans to their discretion. When market turns due to whatever reason, be it rising interest rates, economy downturns, etc, can these buyers still afford the loan repayments, etc?
