Ya... Seems like many still like to live on Dairy Farm Rd. not weaned from milk yet. LOL

Sky Vue beside Sky Habitat in Bishan just previewed over the weekend. Lets see how the response. I am guessing half will sell out within 2 weeks or so. Total units 694 in 2x 37 storey blocks.

Sky Vue showroom was PACKED. Even at 6pm, showflat was full and opened to visitors. The price is similar to Glades, yet location is so much more central and very good connectivity.

I happen to pass by the sky vue showroom over the weekend. Car parks lots are full and the showroom packed with crowds............

Guess there will never be a downturn for demand in real estate that are close proximity to MRT & bus interchange.
There are no good stocks. Stocks are only good when they go up after you bought them.

If sky habitat has such a hard time selling out, i think sky vue will be similar. Anyway, i dont think capland will lose money on these 2 projects, at worst they will break even, and in the process they have helped to push up the land prices. Well done capland, you have helped the government earn more money in its land sales.

Sky habitat is quite a distance from the MRT right ? Do the condo provide free shutter to the Bishan MRT station?

looking to buy property, to me this property bull going to deflate soon, when QE tightening, interest rate hike or when tapering start could be 1 or 2 yrs times, I dunno.

to me Sky Vue, this 99 yrs LH property is not better then Tembusu at Kovan which is FH property, my preference is FH if price sightly more I dun mine paying the small difference.

A few of many kaki ppty investors bought Tembusu at aro $1500 PSF and have to fork out aro $140k just for the 16% ABSD for a 2 bedders unit, see how rich S'porean when come to buying property.

What is the asking price for Sky Vue, if $1400 PSF for LH condo, I dun think it cheap, especially for me when I think of the 16% ABSD, immediately back-out liao...not easy to make 16% but if it drop 16% then your total losses is 32%, for a 1 million ppty, you loss 320k that really alot. The latest round is TSDR that tighten the loan really tighten alot of investors from entering into the market.

My guess, property bubbles nearing to burst liao, despite govt deflated the CM 9 times. My instinct tell me that now is like during 2007 when market was all time high and next 2 yrs it burst...no harm liquidate and keep cash even though bank FD only 1%, cash is king...but then so many restrictions how to buy, aiya look oversea lor.

Today stock market surge 60 pts due to news US Summer withdrawal from FED Chairman candidate post but who next no-one know, to me US definitely have to stop QE one day but when? no clear ans till to-date.

I agree. ABSD is a big turn-off in buying a property right now? How possible to recoup this amoint? There is still the 3% standard stamp duty. Total 19%. In a bull run, it still may take more than 2yrs. If the price gets stagnant to an increase of less than 2% a yr or lesser, this means 10yrs to cover the stamp duties. When factor in other costs, don't know how long it takes to make a profit from the property. I don't what going through these buyers mind...

I just can't imagine....

Bro, I suggest you go to Bishan MRT and ask. Walk 3 - 5 mins go to both new condos liao.
