SINGAPORE: Property analysts expect a new town to be built on the area once Paya Lebar Air Base has moved to Changi.

Prime Minister Lee Hsien Loong had announced that a new military airbase and fourth runway will be built at Changi East.

800 hectares will be freed up -- an area bigger than Bishan and Toa Payoh.

Analysts said such an area is enough to draw up a masterplan integrating residential, entertainment, and commercial developments. They believe it will probably take another 20 years for the new township to be developed.

Nicholas Mak, executive director of research and consultancy at SLP International Property Consultants, said: "Based on the plot ratios and planning parameters, that plot of land can actually potentially build about 50,000 to 60,000 new homes.

"80 per cent of these new homes could be HDB flats and there could also be accompanying facilities such as commercial developments and parks, schools."


Relocating the airbase also removes height restrictions around Paya Lebar.

Ku Swee Yong, CEO of International Property Advisor, said: "In the case of HDB flats, for example around Paya Lebar Air Base, we now have flats in Aljunied and in Tampines going at about 12 to 15 stories. That could now be a thing of the past.

"New flats build there could be 30 to 40 stories as an average height, as well as new condominiums, new office towers -- (all of them) could go up to that height."

Presently, many warehouses are located near the airbase. Property watchers said these industrial areas may also be expanded.

Residents in Paya Lebar also welcomed the news of the move.

"There's going to be (a new) development after that. -- so it's probably going to help us in terms of the property prices," said one resident.

The Paya Lebar Air Base was originally built in 1955 as Singapore International Airport. The airforce took over the airbase when Changi Airport opened in 1981. The airbase hosted the previous RSAF Open House, and also houses the Air Force Museum.

There's a little problem of red light quarter in geylang that needs to move out before any meaningful redevelopment of that area into a business district can take place. We can't have executives operating by day and prostitutes plying the streets after cbd hours or can we? Big Grin

There's already an existing Peya Lebar Central Master Plan 2008 with a 'Vibrant Commercial Hub' but no mention of the problem you highlighted. I suppose by now, 5 years later, you could go there to investigate if the Executives are heading towards that direction after CBD hours...Tongue

The Peya Lebar AirBase area (refer to google map I posted earlier) is quite a distance from this Peya Lebar Central area, surrounded by Tampines, Eunos, Punggol & Hougang. More likely than not, it'll be a new area, with their own Master Plan.

Medishield Life




t is a good idea to extend Medishield to a lifetime, to cover pre-existing illness and to offer it to those who are not covered now.

I have made this suggestion a few times over the past years. It takes the Government a long, long time, to understand it and to implement it. And, as usual ..... no acknowledgement of the contribution of the public.

And if there is worry that the cost will shoot out of the roof, it is exaggerated. All the treatment will be in subsidized wards in public hospital, where there is a cost cap. The public wards do not carry out expensive, experimental treatment - so the cost will be kept under control.

For elderly people above 90, most serious illnesses cannot be treated, so there is nothing that needs to be done in public wards. In fact, by attempting to treat, the patient may die faster.

The premium increase for young people should be quite modest, so there is no need to worry about it. For older people, a large part of the increase in cost is likely to be covered by the Government. Wait and see.

My concern is using this medishield as an excuses to up our ceiling for medisave and increase the percentage paying to medisave...
Pls also expect to pay more tax esp for those earning more than 100k per annual.
or increase GST... Huat arrr!!!

certainly a good bet if the 6.9mil is going to happened. This airbase is sitting on a good location. i m sure the developers are doing their study on which land to buy. Singaporeans/PRs better buy up the property there, and rent them to the new immigrants. huat !!

The govt gonna earn $$$ from selling land, earn $$$ from revising plot ratio......The developers gonna earn $$$ from developing the land.....The bankers going to earn $$$$ from lending $$$$ to home buyers and developers.......The construction guys gonna earn $$$$ from construction......The building materials guys gonna earn $$$$ from selling the materials..............

Good reasoning bro, so I carry on from here,
after TOP owner need to renovate ...contractors gonna make $$$ .... buy new furniture, electrical product, kitchen ware...suppliers gonna make $$$.....next looking for new tenants....housing agent gonna makes $$$.....everyone must pay GST, so in the end Govt goona to make the most $$$.

So bottom line, Construction sector is the GDP booster, and once the changi , paya lebar airbase and PSA, tanjong pagar, kepple mega projects kick-off, our SG economy going to hit 2 digits Growth...hehe, still on paper only.
