HDB prices cannot go down now.. Everyone is in the hole together and it will be a national disaster if it does.

The only way to pacify the public will be to create smaller housing.

If 3 rooms are now at 60sqm, you will have to make do with a 50sqm 3room flat at the same $PSF but lower absolute quantum.

A 4 room going for 90sqm now will be 4room of 80sqm. Same $psf but lower absolute quantum.

WE ARE GOING THE WAY OF THE HONGKONG MARKET.

I predicted correctly, few yrs ago that 3 rm , 4 rm & 5 rm flat will cost you 300k, 400k & 500k respectively.

Now, I said in the near future the Lease Hold (LH) for HDB flat will reduce from 99 yrs to 60 or 70 yrs. Thus prices reduced proportionally. Mickey mouse or Shoe box idea dun work 1 bro, unless all doesn't want to have a family.

Its seems like the 1st batch of HDB flat built in 1965 now LH balance less than 60 yrs, govt is converting to SER 1 by 1.

Maybe it will be a combination of the above. Smaller sqft plus shorter LH... VERY AFFORDABLE HDB.

So...those with 99LH and 999 and FH private properties HUAT big time? Smile

2) Do NOT SELL in BEAR, BUY-BUY-BUY! invest in managements/companies that does the same!
