AV JENNINGS is fast nearing the finish line at Elysium Noosa, with all but three home sites in the community, which borders Weyba Creek and Noosa Springs Golf Course, now sold.
Total sales in the development have topped $49million, with AV Jennings confirming there will be no further land releases once the home sites in the final stage have sold out.
The final home sites are priced from $330,000 and range from 651sq m to 792sq m, with some fronting parks and nature reserves.
AVJennings state general manager Qld, Rod Chadwick, said the overall scarcity of land available in the heart of Noosa would drive buyer demand, leading to a quick sell-out of all remaining lots at Elysium.
“Buyers need to recognise that this is not only their final chance to call Elysium home, but also one of their last opportunities to buy land within easy reach of all Noosa has to offer,” he said.
“Elysium has been extremely successful because it is so centrally located, with a creek and golf course at its doorstep, and the famed Hastings St retail precinct, Noosa Junction Shopping Centre, quality schools and Sunshine Beach all just a short drive away.

AVJennings has released two new homesite precincts at its Big Sky residential community, Coomera.

The Taurus and Capella releases comprise 45 blocks ranging between 340 sq m and 928 sq m, across a 3.6 ha site.
A number of smaller blocks feature 10m frontages – a first for the community – designed for affordable, low-maintenance homes.
AVJennings Queensland general manager Rod Chadwick said the smaller blocks had been released to meet demand from young professionals looking to get into the property market.
“We are seeing a trend emerge with first and second-home buyers seeking small-lot homes in suburban areas,” he said. “A smaller house can provide all the liveable attributes of a larger house yet they are more efficient in their use of space and generally require minimal maintenance.
“With prices starting from just $204,900 in the new land release, building a home at Big Sky is very achievable and depending on the design of the home, our buyers will be able to build a quality new home with a house and land value in the mid $300,000s.” On completion, the community will feature 318 homesites, set among a proposed 8.3ha of open space including bikeways, walkways and parkland.

Pundits predict that Gold Coast projects will see a boost from the Commonwealth Games, writes Michelle Hele DEVELOPERS are poised to take advantage of renewed interest in Gold Coast property in the lead-up to the 2018 Commonwealth Games.
Research released by PRDnationwide earlier this year revealed that Sydney and Melbourne suburbs both benefited following the Commonwealth Games and Olympic Games in those cities.

In Melbourne in 2006 the Commonwealth Games Athletes Village was built in Parkville and converted into a residential pocket afterwards.
Transactions rose by more than 33 per cent in Parkville and the surrounding suburbs between 2006 and 2007.
In 2000, Sydney hosted the Olympic Games. After the event the athletes accommodation was reconfigured to residential accommodation, which led to a surge in transaction activity in the area, with Newington and surrounding suburbs sales numbers rising nearly 58 per cent from 2000 to 2001.
QM Properties is well positioned to take advantage of a potential surge in interest in the Coomera area where a $52 million-dollar indoor arena will be built for the netball and gymnastics events during the Gold Coast Commonwealth Games.
Sales manager Damien Ross said they had identified Coomera as a potential growth corridor before the Gold Coast won the Commonwealth Games bid, so the announcement was just an added bonus.
“It was either good luck or good management that drove us to invest in this area,’’ he said.
He said they had identified that there was very little land on offer on the northern end of the Gold Coast and that Coomera was about the only opportunity for land estates. “We could see that large growth corridor was going to benefit a lot from infrastructure going in there.’’ He said there was a lot of economic activity going on in that area and buyers so far were not only from the Gold Coast, but Brisbane and Logan as well.
The group has a number of projects in the northern Gold Coast corridor including Coomera Retreat, Coomera Waters, Coomera Quays, Pacific Cove and Tuxedo Junction.
At Coomera Retreat they are finishing off the sale of the whole estate of 450 lots and work has just started on the “jewel in the crown” 26-home display village.
Mr Ross said the village, which is scheduled to open about March or April next year will draw people from a wide area.
Coral Homes regional sales manager Patrick Schmorl said they had great confidence in the Gold Coast, especially the northern corridor.
“We currently have displays at Ormeau, Coomera Retreat and will be going into Pimpama with Pacific Cove,’’ he said.
“The property market has recovered at the Gold Coast with steady upward inclines.
“We believe that the potential is huge on both sides of the highway, exposing the villages to the commuters from both the Gold Coast and Brisbane.” AV Jennings recently released its “smaller, low-maintenance’’ housing product in its Big Sky residential community at Coomera.

It will be surrounded by 5500sq m of natural vegetation.
Villa World development manager Peter Johnson said the construction of the park meant they could push ahead with another release at Parkside – park-front homes. “This milestone means we can push the button on the release of our prime park-front homes that we had been holding back in anticipation of the park’s construction,” he said.Stage four of Parkside, a 107-home estate has now been released with four-bedroom homes priced from $439,000.

AV Jennings is ramping up its land holdings to take advantage of a “stronger for longer” housing cycle in which demand for homes and townhouses will outlast demand for apartments.
“There’s still a fundamental difference between apartment living and detached housing in a masterplan community ... people still want to build their dreamhome,” chief executive Peter Summers said. “But the No 1 thing is affordability; it’s still much cheaper to build detached homes.” The comments come in the same week that the group, founded in 1932 and now owned by Singaporean group SC Developments, released its annual report, revealing 1737 lot sales, up from 1415 lots a year earlier.

Lot settlements also lifted during the year to 1538 sales, a 22.6 per cent increase on the year earlier, driving revenue almost 30 per cent higher to $317.9 million.
New land purchased during the year in Cobbitty, Schofields and Warnervale in NSW, Williamstown in Victoria and Perth has brought the group’s pipeline to almost 10,200 lots ready to be developed.
The group is now targeting more than 2000 new home sales a year, a level Summers believes can get the most out of the business, which has a reasonably high fixed cost base. Other targets include diversifying its assets under development to include sites closer to the centre of cities and a broader mix of townhouses and apartments.
“We got to a point where we had too much of a bias to masterplan communities and we want to change that,” he said. “It’s also about building momentum, and if we want to do that we need to keep acquiring sites.” The group is open to both organic and acquisitive growth. Tie-ups with the likes of Australian Super at Wollert in Victoria, and Investa Land — soon to be Proprium Properties — in Elderslie in NSW, have set a framework for partnerships the company would like to build upon.
But partnerships carry a level of complexity Summers is mindful of, after the group this year was pipped in its $100m-plus offer for Leighton-owned developer Devine.
“We’ve got good skills in M&A and if the opportunity comes up we’ll do it, but we’re also mindful that they’re not always easy to complete, and also you can’t resell these sites,” he said. “That’s one of the reasons why we scaled down M&A activity and went for organic growth.”Housing demand has reached unprecedented highs in the past 24 months, but there is still plenty more to be satisfied, according to Summers. “We were talking a year ago about a market that had a fundamental undersupply of new homes, and it seems like people seem to forget about that.”

IT’S known as a hub for industry, but housing affordability and convenience at Richlands is attracting young buyers seeking a bargain.
AVJennings Queensland general manager Rod Chadwick said there had been an increase in demand from first and second home buyers at the Villaggio townhouse development, southwest of Brisbane’s CBD.

He said price growth in higher density areas had left many inner-city locations out of reach.
“Areas such as Richlands are becoming increasingly attractive to buyers – both owner occupiers and investors – looking to get a foothold in the property market, with opportunities to secure new properties in the low $300,000s without having to sacrifice dwelling space,” he said.

SMALL lot living takes a smarter approach to design, according to AVJennings national design manager John Eckert.
Homes at the developer’s Creekwood residential community on the Sunshine Coast have tapped into the trend towards more functional and affordable living, with 25 two, three and four-bedroom floorplans ranging from 136.6 sq m to 213.9 sq m.

Mr Eckert said smaller and smarter is the current design trend, with buyers not wanting to compromise on space or livability despite leading busier lives.
“Current lifestyle trends are impacting on new home design to ensure they provide cost effective, efficient, secure and stylish homes that suit the way we live today,” he said.
“Smaller houses that are well planned can provide all the liveable attributes of a larger house yet they are more efficient in their use of natural resources, cost effective to occupy and require minimal maintenance which is desirable in a time-poor society.
“Within the last decade the world has become increasingly design savvy. The information age has made good design instantly accessible to everyone, whether it is industrial design, fashion design or architectural design.” Mr Eckert said the AVJennings Designer Homes met the needs of a range of lifestyles from first home buyers to families and retirees. The homes are a mix of single and double-storey dwellings.Creekwood is a 50ha development that will have 370 townhouses, terrace and loft homes and 470 homesites.

BOUTIQUE developers and builders were given the opportunity to secure a land superlot in AVJennings’ Big Sky residential community in Coomera.
The lots provide a variety of residential homesites ranging from 650sq m to 1775sq m, and were marketed through a tender process, which closed this week.

The lots are under construction, and registration is expected in November. The new lots come after AVJennings sold out two precincts on release for a total of $11 million, prompting the developer to bring forward the launch of new stages.
AVJennings Queensland general manager Rod Chadwick said the decision to release some superlots to boutique developers and builders was designed to keep the momentum and activity at Big Sky moving.
“By bringing in smaller developers and builders we can deliver a greater range of new homes to meet market demand. By partnering with boutique developers and builders we can bring the development to maturity sooner with a new and more affordable product offering for the area.
“Boutique builders and developers have the opportunity to be a part of a well established and centrally located community within the Coomera growth corridor.
“This initiative is also geared towards providing more variety and choice for our purchasers, as Big Sky caters to a broad demographic including everyone from young couples and families through to investors, empty nesters and retirees.”Coomera’s population is expected to increase by 600 per cent during the next 16 years, from just more than 9000 people to almost 70,000 residents by 2031.

Building of 505 new homes starts at Hobsonville Point's newest neighbourhood
Developer AVJennings says construction for stage one of Hobsonville Point's 505-home Catalina precinct has commenced, adding much-needed supply to the Auckland housing market.
Civil infrastructure was completed up front, in one go, for all 266 lots in stage one: roads, streetscapes and all services, including power, ultra-fast fibre, water and storm water.
AVJennings Project Director Adriaan Vlok says Hobsonville Point is one of the largest projects the ASX-listed developer has on its books across both New Zealand and Australia.
"Hobsonville Point is setting a benchmark for the industry, and we're delighted to be part of it. We're committed to maintaining the strict quality standards for which we're known, while at the same time providing home buyers with a range of sizes, designs and prices to choose from."
AVJennings and its builder partners will deliver a range of housing typologies at Catalina, including an estimated 122 affordable homes.
AVJennings' builder partners at Hobsonville Point are Universal Homes, Jalcon Homes, G.J. Gardner Homes, Classic Builders, Fletcher Living and Platinum Homes.
Working within the parameters of a rigorous design review process, each builder partner is responsible for the architectural design and construction of an agreed number of homes.
Earthworks are now also underway for the 239-lot stage two. Catalina precinct's 505 homes are expected to be completed in 2018.
AVJennings was the first developer appointed to the Hobsonville Point project by the Hobsonville Land Company. Since the project commenced in 2009 with the Buckley precinct, AVJennings and its builder partners have delivered over 450 completed homes at Hobsonville Point.

THE $100 million Nottingham Square development is on the countdown to completion with the release of the final four townhouses in the Calamvale community.
The Austen townhouses are the final release of the AVJennings development, which is 97 per cent sold.

The three-bedroom, two-bathroom Austen townhouses are priced from $434,888 and are expected to be completed by February 2016. AVJennings Queensland general manager Rodney Chadwick said the Austen townhouses were created to meet the needs of purchasers at Nottingham Square – mostly young professionals and growing families.
“After almost five years of development and construction, we are coming to a close at Nottingham Square, which has been a very successful project due to the great mix of properties on offer in a very central location,” he said.
“We have just topped $100 million in sales and are down to our final release of townhomes, with construction now under way so new residents will be able to move in before the end of the year.” Mr Chadwick said the Austen design was based on feedback from buyers about what they were looking for in a new home. “Most people want living areas and bedrooms to be separated and a large outdoor entertaining space for barbecues with family and friends, and that’s exactly what the Austen design offers,” he said.Mr Chadwick said other drawcards included high quality fittings as standard and on site lifestyle amenities such as pool, tennis court, gym and barbecue area.

Developer AVJennings says construction for stage one of Hobsonville Point's 505-home Catalina precinct has started.
