3rd Q EPS-2.67cts 9months-6.82cts Net Asset Value-47.25cts In 3Q2012, the Group collected S$16.7 million of progress billings for its development properties and S$2.0 million through sale of its trading properties. During the quarter, it made further payments of development expenses, bank interests and income tax. It also made partial repayment of the bank loans relating to The Laurels. As a result, the Group’s cash and cash equivalents decreased by S$3.9 million during the quarter to S$59.4 million as at 3Q2012.

1. 10% of the contracted sales of The Laurels was recognised as revenue for 3Q2012. 45% yet to be recognised and with TOP targeted to be 3Q2013, average 11% for the next 4 quarters......so the next 4 quaters earning should be just as good if not better than 3Q2012.
2. 4 units of industrial units sold. Proceeds of $2.018m of which profit on sale is $0.897m. If company chooses to mark to value their industrial units in 4Q2012, we might see a sizeable revaluation gain. Value of their trading properties as of 3Q2012 is $29.84m 3. No additional infor on Robin. Company needs to bid fir one more good plot of land to see earning growth....... Value of their trading properties as of 3Q2012 is $29.84m During 2QFY2012 Result, in section 10 commentary, it was stated that "The Group currently owns 55 strata units in BizTech Centre with a saleable area of 56,707" and in 3QFY2012 it was stated that "The Group currently owns 53 strata units in BizTech Centre with a saleable area of 54,856" Since 4 units strata units are sold, shouldn't the number of units left be 51 instead of 53. The buyer decided to return 2 units is it?? Net gearing of Sing Holding is still high at 1.48X, even though the net profit as at 3QFY2012 of $27,328K is already higher than FY2011 of $22,055K, dividend for FY2012 is unlikely to be more than 1.5 cents!! By the way, Sing Holding still has to fork out $1 million to subscribe their share of 840,500 Sing Investment allocated to their holding of 1,681,000 Sing Investment shares. Vested

Based on the URA Private Residential Property Transactions with Caveats Lodged, there is a new unit of "The Laurels" transacted at the price of $3,002 psf and absolute price of 2.65 million with a size of 883 psf. Hopeful, this is the developer sale and not sub-sale!!
