Joint venture with Wee Hur probably is to bring down construction cost as in Waterwoods

Price of units sold in High Park Residences for Jul 2016 range from $872psf to $1148psf. For Aug 2016 $985psf to $1152psf and Sept 2016 $999psf to $1047psf.

what do u think is the breakeven price?  i feel that the widely published $900+ breakeven seems to be overestimating it.

$900psf is fair. Looking at High Park Residences recently traded price, they should be able to launch it around $1050psf to $1100psf with a 20% margin. It all depends on the general mood when they launch it which should be 2nd half next year. It should contribute to earnings for 2017 as bulk of earnings from Waterwoods and Robin Residences are already accounted for.

My view on the recent developments at Sing Holdings Ltd.

Overall, I think the purchase was a good move by management as the condo prices seems to be stabilizing. Unless something big happen in the next few years.

key would be for them to sell the units as soon as possible rather than drag their feet like with robin residences.

That will really depends what is the environment at the point in time and how they market it.  If the whole economy falls due to another banking crisis, it may hit their sales at that point of time too.

Well finally Sing Holdings has started finding use for the huge war chest it is in the process of accumulating. However did not see any information on the returns this investment will provide. It is only once we have some more information that a better idea can be gotten on the attractiveness of this move!
