Link Reit is pretty interesting. But its still very pricey.

Singapore can do something similar if NEA sold all the markets and hawker centers into a REIT. But that will obviously be very bad for hawkers and consumers.

i feel that Link has sold many 'lower tier' malls over the past decade, i am skeptical if it can repeat this going forward. Much of its value seems to be unlocked due to selling those malls

Pretty impressive yield. Are they sustainable?

No. The share prices for HK reits have all fallen. The yield is calculated based on current ( fallen) share price and last dividend payment.

I checked Fortune Reit recent earnings report (July 20th; the only REIT that I'm familiar with) seems like it's somewhat sustainable?

Fortune Reit's share price has come down from HK $9 level last year to around current $6.50 level.

The latest interim dividend has been reduced from $0.26 to around $0.22 level , about 14 % lower.

If the next final dividend is around $0.22 , the share price may hold up at $6.50 level. Keeping savings in the bank only gets 0.1% interest rate is not a good option.
