Comparing Prices on 30 March 2012 and on 31 Dec 2018 ( approx 7 years )

00435.HK - Sunlight Reit $2.39, now $5.02 up 110%
02778.HK - Champion Reit $3.29, now $5.36 up 62%
00808.HK - Prosperity Reit $1.84, now $3.00 up 63%
00405.HK - Yuexui Reit $4.03, now $5.02 up 24%
00778.HK - Fortune Reit $4.14 ,now $8.99 up 117%
01881.HK - Regal Reit $1.96 , now $2.23 up 13%
00823.HK - Link Reit $28.9, now $79.30 up 174%.

The best performers are 823, 778 and 435.

But now may not be the best time to buy; because US interest rates are rising and shareprices seem to be trending down .

Interest rates were the concern last year; and the general expectation seemed to be that the FED would raise 3 more times this year after four last year. However, the current consensus seems to be that the FED will raise one or two times only, not 3. Rates on longer dated treasuries have been really weak recently.

IMHO the concern has switched from interest rates to the Chinese economy, which is looking poorly. That is not going to be good for Hong Kong.

So, totally agree that it may not be the best time to buy HK REITS, but maybe for a slightly different reason.  

However, moderating interest rate expectations may be more favourable for Singapore based REITS, some of which had a torrid time last year. The question is when to add, as if the market is tanking it takes almost everything down with it.

The most successful of all HK listed Reits is Link Reit ( 0823.HK ) which came to list on HKEX in 2005 at around HK$10.30 .

From 2005 to now, the ( 823 ) share price has managed to rise up to around $90 level. ( which is a terrific performance) .

I sold my 1000 shares when the shareprice reached $13.

I thought I was lucky to sell some IPO shares for a profit then , but now I can see now it was the wrong decision to sell.

At least you made money. Move on.

You cant win all the time and sometimes you loose.

You should be happy you got one more trade that yield profit.

The best is yet to come.

Real estate private equity firm Gaw Capital Partners today announced that the firm, through a fund under its management, and consortium partners, including Goldman Sachs, have completed the acquisition of a retail portfolio comprising 12 shopping centers in Hong Kong from LINK REIT (00823.HK), which was bought for HK$12.01 billion – amounting to an average price of around HK$7,839 per sq. ft. excluding parking – following an agreement signed on December 12, 2018.

Gaw Capital Partners’ asset management team will be responsible for overseeing the operation of the 12 shopping malls and car parks from today.

The shopping centers included in the portfolio are:
the retail and car park within the Ap Lei Chau Estate,
Chun Shek Shopping Centre,
Fortune Shopping Centre,
King Lam Shopping Centre,
Lei Tung Commercial Centre,
Ming Tak Shopping Centre,
Shan King Commercial Centre,
Siu Hei Commercial Centre,
the retail and car park within the Tai Ping Estate,
Wah Ming Shopping Centre,
Wah Sum Shopping Centre and
Wang Tau Hom (Wang Fai Centre).
