the policy of rising flat price as an asset enrichment for the people in this small island is a flawed one in the long run

As long as interest rates remains low, it wont crash. Govt can introduce whatever measures, rest assured, it wont crash till rates move up 3% or more. Any other measures will result in only a correction.

Is it why Gold prices seem to be unable to come down? So is properties and other assets?

B) You can control RISK (to a certain level, hopefully only.) But definitely not the outcome of the Return.
