Should I buy my HDB flat now?

Hi Kalos san,

Nice to see you back too, lost many kakis like apong, skychar, Contrarian, Lark, etc...no pic, no sound from them.

I m not qualified for DBSS, the last time i viewed a DBSS was at Park Central at AMK in mid 2008, a 5 room cost aro $600k plus was expensive to me during that time, actually for my daughter but she shelved off the idea thinking market will tank, which we are wrong.

Most of the DBSS are less than 5 yrs old, so it unlike you are buying resale market.

Hmms, Where & Why r good buy?

The latest release is The Peak at TPY, though expensive but kena snapped up completely liao.
Next coming on stream is the 1 at Bedok, hehe no detail yet...i think Bedok location not so bad.

DBSS is good for own stay, paid condo facilities but get HDB service, cos they r built & manage by HDB. Poor capital appreciation, move in tandem with HDB prices plus another 10%-15%. premium.

If prices not much different from BTO or EC, than i will go for DBSS, cos most of these DBSS locations are better than those BTO & EC. ...with the exception of Duxton, these owners (most r 'papaya' runners) make a fortune from this project due to it superb location.

Bro, book the cheap standard HDB flat first if u qualified, save up yr fund wait for market to correct then go for a FH properties at RV or Dist 15 area, long run it good for you and yr children, hehe...i presume dat u both r working and with plenty of money in CPF fund.

Hi Koh,

What do u mean by condo facilities for DBSS? Correct me if I am wrong, the peak does not offer swimming pool or security guard services. Do u mean e interior built up and ceramic flooring provided?

Well Engineer san, i mean these few points:

- Commercial facilities (Eating House, Shops, Mini-mart and Child care facility

- Condominium unique design finishing

- Manage by a managing agent, appointed by HDB

- Maint fee is similar to EC, much higher than those public flat managed by Town Council.


Personally, i believed having swimming pool & security guard paying thru your nose is a waste of money..my 2 cts view only.

I live in a 5 Room Point Block at Clementi. Recently , price run up and is quite good. Checked the HDB Resale prices and is the price still very strong. If there is DBSS near good location and especially very near MRT , think of booking a unit and then sell my HDB.
Yep , still have not purchase direct from HDB , entitle to $30K off. With this scenario , upfront mortgage will be not so "siong" as I have to sell my 5 Room.

What you think ? My downside , I loose a bigger house that is very spaced out from neighbouring blocks.

Your idea look good, provide if you can book a DBSS near mrt but dunno by than wat is the price, my guess aro $800 PSF,hehe.

By 2014 there are abundant of mass market condo row out to the market, and Govt will halt the supply of DBSS, not plenty in the market..total less than 10 projects if i remember correctly, with the first one at Yishun...appreciation not that much.....yr case could be sell yr flat at 600k but book a DBSS at 800k...i just predict a scenario based-on current sentiment, with land cost near mrt practically none, unless en-bloc sale...hehe, so not likely you can book a DBSS near mrt, i have to be honest to you......look out the 1 coming up at Bedok, i didn't follow it...isit near mrt?

Ok in short, hold on to your upgrading from HDB to DBSS, reason mentioned above.
If buying private and hold, good investment provide you have enough bullets, no point keeping cash nowadays.

2) Do NOT SELL in BEAR, BUY-BUY-BUY! invest in managements/companies that does the same!

thanks for your advice koh. I just recently overshoot the income ceiling together with my prospective partner income as a result have to look at DBSS now.

The DBSS bedok project is located near bedok reservoir area which may be located near the reservoir downtown mrt..

Capitialand is going takeover bedok interchange land to build a mixed commercial and residential site.

Hi MrEngineer, the future Downtown 3 Line is not that near Bedok Reservoir? As I understand it, and if I remember correctly, the future station is at Bedok Reservoir Rd area, which is a pretty long stretch of rd with mostly built-up HDBs. So unless the Bedok DBSS is actually there and depending on your definition of "walking distance", the site may not be THAT near an MRT. I mean, if I was staying at the Tampines DBSS and i'd just finished a midnight show at TM. I'd be walking home and I would call that "walking distance". But if it was raining cats-and-dogs, it'd be an entirely different story altogether. So best bet is, you'd prob get a site at least a few bus- stops away from the station which, in good weather, would be walkable but nowhere near a Parc Oasis - Chinese Garden MRT proximity.

The bedok DBSS site is in front of Damai PS. The projected mrt line is behind waterfront key & bayfront condo (my source may not be right). My mistake. It is about 3 bus stops away from the reservoir MRT. But nearer to bedok town park mrt
