Another steady quarter (3Q)…..

In 3Q, Hotel Royal completed the acquisition of the 186-room 4-star Burasari resort hotel in the heart of Patong Beach, Phuket, in July for THB1.3b (approx. $51.0m)…..

and this has started to contribute to group revenue.

In due course Hotel Royal is expected to complete the acquisition of the 97-room The Baba House boutique hotel in Melaka for MYR26.1m (approx. $10.1m)…..

So soon Hotel Royal Group will have a total of 7 owner-operated hotels - 2 in Singappore, 3 in West Malaysia, and 2 in Thailand.

Based on the last done share price of $3.80 (vs. the latest 30Sep14's NAV/share of $6.07) and the only 84.0m outstanding issued shares, Hotel Royal now has a market cap. of $319.2m. Quite obviously, this counter remains grossly under-priced for a steadily profitable and growing regional hotel owner-cum-operator group, as well as based on asset-backing.

I look forward to the coming FY14 full-year results expected by end-Feb15 and the usual final dividend (FY13: $0.05/share).

Interesting to see that they schedule their AGM on 25 Apr, which is a Saturday. Pretty hardworking BOD, huh.

their AGMs always held on Sat...
my theory on why SATs - is maybe so that some of company's workers or indirect staffs (probably come over from Msia sister/subsidiary companies)
get to attend AGM + enjoy some foods too... and also perform some other "useful" functions !!
- this is ONLY my impression...I have NO facts to substantiate this.

I attend its AGM only once before... a few years back... what happens below probably just a isolated incident...

at the AGM, think after my first couple of Ques, I must be perceive to be unfriendly...
coz Chairman starts giving me evasive reply (like "cannot disclose" )...and also ignoring some of my Ques...
while alot of "supporters" (I suspect company's workers) started chantings chairman! chairman! or Dr Lee! Dr Lee! - deliberately making lots of noises to drown out my Ques... so at some stage I simply got to give up...

...and I was not the only one, at least one other shareholder asking Ques also got similar treatment.

during coffeebreak after AGM... I was standing on one side of the room...
a guy in jeans+tshirt, with a large haversack, wearing safety boots...walk right close pass me and step on my shoe with his safety boot !!.. luckily I was wearing leather shoe...but damne painful all the same.
I can recall his attires quite clearly coz I was eyeing his every other movements for the next 10 mins or so... was comtemplating to throw my cup of coffee at him... coz he act as if nonthing happens.

later as I left and was crossing over the hotel carpark (Queen Hotel)... I saw him again, coming from front of hotel and moving in my direction, and he was grinnings at me, before finally walking away from me and this time moving across the driveway and up to a waiting tour coach (its engine was runnings )... the signboard indicates its headed back to Msia..

as I said I'm not sure.. the incident could be just a mere coincidence and nonthing more to it...
any way, I never attend its AGM again, coz most of my Ques during the AGM were NOT adequately addressed, plus some were simply ignored..

Interesting read.
The company looks terribly depressed at RVAV of $8.35.
I estimated that the Hotel Royal at 36 Newton with 356 rooms sitting on a big plot of prime freehold property could possible be valued at 80% of company market capitalization. If you add in values of Hotel Royal @ Queen and other investment property (Royal residences at 1A Surrey Road), Singapore assets alone could be valued at around 1.8 x Hotel Royal market cap.

Malaysia properties also looks impressive, then they still have some assets in Thailand and Newzealand and all most all are freehold.

Beside the unbelievable PB ratio, Hotel Royal looks terrible as a business, low ROA, ROE and only 1.3% dividend yield (even it accounted for 33% of net profit).

If you asked me what are other better choices, i may consider Stamfordland or Hotel Grand Central.

Why interesting if he around?
I personally find him annoying as if he owns 100% of the company when he stands up talk. His imposing view is not everyone view.
