At the end of the day, it's still location that counts.
Would u buy a condo at tuas for 1000 psf if there is a hospital there, a mall there? Or even sea view? There are lots of industries there too.
Hospitals are a norm around Singapore these days. Mall? It's popping up everywhere.
Whether it will drop to below 1000psf within these few years, time will tell.

Sorry Opmi, I am not a valuer but this is my thinking process:

Interior:
1. Quality of workmanship
I recalled a condo build by Far East with marble flooring that's not well layed many years ago. If I am a buyer, no way I am buying the unit.
Good materials plus workmanship is key to "make to last."

2. Comfort, layout and space
A quality home has a particular feel that make you relax and wanted to decorate with your gifts brought around the world(holidays). This would be something I value a lot (as compare to a house that you don't have any feeling or feel not right).

3. Corner unit or no Share walls with another unit.
I love corner units because it's quieter. Hopefully, do not share wall with neighbor too.

4. I like to stay at high floor. So, I value the elevators quite a lot. You can imagine your frustration waiting for the lift?(like waiting for buses Smile
