Actually, comparing Treasure at Tampines with executive condominiums is pretty apt.  Because the upcoming new executive condominiums, starting with the one at Sumang Walk, is looking like they will target to sell above $1,100 PSF.  While signs are that Treasure at Tampines could start at around $1,2xx PSF upwards.

If that is the case, then Treasure could prove to be the better buy, considering that it is a private condominium, within walking distance of an MRT station.  No need to fulfil income criteria, or to be bound by a Minimum Occupation Period.  And Tampines is still considered a better location than Punggol or Sembawang.
