There will be a mega project launching next year 2019 at Hougang, in the Kovan neighbourhood. It will replace the former Florence Regency HUDC flats, and will be called Florence Residences. So the old name won't be entirely forgotten. The name also suits its context well, located as it is in Florence Road.
The Florence Residences site is big - almost 400,000 sq ft of land that is zoned at 2.8 plot ratio (the ratio of allowable built up area to the land area). At that size, it will have close to 1,300 apartment units for sale, spanning the full range from one bedders, all the way to 5 bedroom units. The Florence Residences showflat will showcase some of these unit types.
Despite that, only around 30% of the site will be used for the residential blocks, that will be about 14 storeys high. So there will be plenty of space left over for lots and lots of communal facilities and landscaping, including a number of water features and pools, gardens and pavilions.
The main drawback about the Florence Residences is that it is not exactly within easy walking distance of an MRT station. The nearest, Kovan station on the North-East (purple) line, is around 11 minutes walking time away. For that you need to take the small lanes, like Simon Lane and Simon Road.
Not exactly a very comfortable walk in the heat of the day, but do-able in the early morning. And quite pleasant at night after work. You could drop off at Kovan station, adjourn to the food haunts of the Kovan area for dinner (some pretty good food there, including things like Punggol Nasi Lemak that draws a queue), and then take a slow stroll home. Or pop over to Heartland Mall across the road for some shopping. There is an NTUC Fairprice supermarket in that area too.
