RV Altitude is a new freehold development located right in the heart of River Valley Road, within 300 meter to Great World City MRT Station on the Thomson-East Coast Line. The piece of land was acquired by RH Capital Two, a wholly-owned subsidiary of Roxy-Pacific Holdings which has entered into an agreement to purchase the land for $110 million for the site at District 09.
RV Altitude Condo sits on 28,798 sqft plot of land and it has a Plot Ratio of 2.8, creating a Gross Floor Area of 80,634 sqft of space. The development will have an approximate 140 units upon completion.
Located at Prime District 10, RV Altitude is just a few minutes’ walk from Great World MRT station, it is also within walking distance to Somerset MRT and the Orchard Shopping Belt, where an array of amenities and conveniences awaits. Central Business District, Marina Bay Sands and Resort World Sentosa all within reach.

At the time that Roxy-Pacific bought this site, property in prime locations like Orchard Road where RV Altitude is located, was generally undervalued vis-a-vis the rest of the island.  At a purchase price of $110 million for the land, this works out to around $1,582 per sq ft per plot ratio.

Even after taking into account development, financing and marketing costs of roughly $700 PSF, we have a break even of about $2,300 PSF.   It means they have a lot of room to play with in their pricing strategy, considering that other new freehold developments in the vicinity are already selling at $2,800 to $3,xxx PSF average.  Even Martin Modern, the 99 year leasehold project nearby at Clarke Quay, is already going at between $2,600 to $2,800 PSF.

RV Altitude is in a pretty convenient location, with plenty of amenities nearby.  We have the future Great World MRT station within 3 minutes, and River Valley Primary School across the road.  Also lots of shopping options around at Orchard Road and Great World City.

RV Altitude is all set to launch in early 2019.  The unit mix is now available, and it looks solidly targeted at investors, as the entire development comprises 2 bedders.  These range from 2 bedroom standard units, 2 bedroom premium, to 2 bedroom dual key units.  The sizes of these units are really small too.  The smallest types start at 441 sq ft, with the largest no more than 635 sq ft.  So quantum-wise, they would likely appeal to investors with shallower pockets who would still like a freehold place in a prime location.
