The Arena Residences at Geylang

If you have been looking for a new freehold condominium launch by a developer, one that is close to the city centre, but cant afford those because they are like, over $3,000 PSF, you might want to consider Arena Residences.

This development is located at the city fringe, in the Guillemard area, just beside Geylang.  It is being developed by Roxy-Pacific Holdings.  As the crow flies, Arena Residences is around 400m from Mountbatten MRT station, but not being a crow, you would have to cut through the Mountbatten Centre as the quickest way.  Otherwise it is a longer walk around that.

The land that this project sits on was formerly occupied by a couple of houses.  It is slightly bigger than most projects in the area, and in fact will house 98 units comprising a mix of unit types.  There will be some communal facilities.  Not as many as for the mega projects, but certainly more than for most boutique freehold developments that number 50 units or less.

So if you like a smaller scale development, that operates on a simpler cosy environment, where residents are more likely to build up a community spirit, then a place like Arena Residences could be for you.  What this place does offer is superb food around the Geylang area, and a freehold home near the CBD at more affordable prices than the high-end homes in the prime districts.

It's finally launching.  After talking about it for so long, the Arena Residences showflat is tentatively going to open from Saturday 27 October.  Indicative pricing not out yet, but the full set of floor plans is now available.

The layouts are surprisingly efficient and functional.  This developer obviously knows what buyers are looking for, and has designed accordingly.  The smallest unit is a 549 sq ft 2 bedder.  (No one bedders in Arena Residences.)  But even for the smallest 2 bedder, both bedrooms are big enough to fit a queen sized bed.  In fact, for this particular layout, the master bedroom is bigger than most bigger 2 bedroom units.  The living areas are not too bad too, with a decent distance from the sofa to the TV console area.
