Ah! Ok I get it now.

I have previously been using IRR and not XIRR, which was why I could not account for the date data.

Thanks Cory, I took a hard look at your formula and realised my mistake!

Cheers. This will make your investing very exciting.

Do note if your holding which has large gain/lost within a short period,  there maybe spike which is perfectly normal.
However this requires you to think about it on why so for you to adjust the closing date as needed. It becomes less a problem after your portfolio is more than a year with many other transactions.

Another to look for is the computation sometime in very rare situation may have more than one answers. The 3rd field will need to be enter to direct it in the [Guess] of XIRR(Values, Dates, [Guess]). Between -1.0 to 1.0 i know so far.
