My first impression was Singapore govt project 6 million population and town area does not seem that dense. However, when I am in sengkang and punggol, I get a complete opposite feeling.

bayfront mrt station is just about 400m away from the new downtown station and no one stays/lives there..so the feeling of richness and spacious & abundance is felt easily.
move to the north, of sengkang and punggol where there are walls after walls of concrete flats squeezing for a lone station..
so there is a valid reason why it is negative cov there
