Anyway most of us can't live long enough to see the lease goes to zero. So, why bother?

As for my kids, they have to learn to fend for themselves.
Got money, stay bungalow loh. No money, a 3 room flat is fine.

Leave money/property to them?? no fun lah. I am not going to spoil their fun in their life journey on this planet.(Mentally/physically handicapped excluded.)

look at URA Master Plan.

The Master Plan shows what is planned (in 2008), but not what is actually built.

I was looking at some mature estates (> 30 years), and can't find any that has a plot ratio < 2 on the URA plan. Correct me if I'm wrong, thx.

Gov. acquired so many FH lands from previous landlords and converted it into LH .
e.g. The FH lands in Woodsland and Bukit Panjang which HDB flats built on now were acquired from estate of Khoo Yan Yin ,father of Khoo Teck Puat.
LH will made sure the lands will not be in the hands of few families for generations or forever ,gov is trying to do a wealth redistribution thru acquisitions.

From a national perspective, it is better to have people "own" their flats - it gives them a vested interest to defend the island.

Maybe not, but in the same breath, not all Sporean who own flats will stay to defend. What is important is to have a big majority of people who have a vested interest here to stay behind when needed. Sorry, a bit OT.

Certainly make good business sense to acquire the FH and translate into LH, and sell them when the price is high! I think the developers/owners know well that FH is not forever. But whether the wealth is redistributed to the poor, its quite debatable. But gov is certainly doing its part on this item.

Agree... that's one of the unwritten objective of HDB... to convert migrants into vested parties. I am pretty sure that those PR with large part of their wealth in Singapore will be more incentivised and inline with our common destiny. But converting to citizenship will seal that commitment.

I think HDB estates plot ratios are all a min of 2.8 on the masterplan. This is regardless whether the estate is built up to that level of density. To identify these slackly built estates you have to manually identify them and do on the ground work. But in the past 15 years I think the govt has cleared out a lot of them.

Look at old master plans if u really want to know.

Can guess. GPR 2.8 types is what u see in Sengkang or new flats.
if u look at master plan, those flats will look like snowflake shape. Hahha

If want to buy SERS-able flats, look for those U shape blocks. Waste of
GFA. Point blocks are quite GFA efficient unless got big open space car parks.
Of course, better be near MRT or amenties. Govt won't SERS town fringe flats.

I ask u all one question, if someone buys an hdb and lives in it. Is it an asset or liability? Since one day your hdb will become zero value
