Itching to buy a new home? - ST Jessica Cheam

2009, my husband and I were thinking about buying a home.
We got into a argument about whether it is a right time to buy.
It was the middle of the year, the market was still falling.
I wanted to make an offer but my husband thought I was being too anxious and wanted to wait for prices to drop.
My husband dislike my telling this story, mostly because I'm proved right.
I shared this story is because you have to be prepared and ever ready to strike when the time is right.

2) Do NOT SELL in BEAR, BUY-BUY-BUY! invest in managements/companies that does the same!

on hindsight. property stocks (HoBee HiapHoe CDL CAPL etc) etc during mid-2009 even better bet than physical prop.
To be ready to pick 'durians' during crisis, you must be ready financially. Meaning lose jobs also can pay monthly instalments.

My take is that home prices are stabilising and not falling.

I have like 15% of my networth in property stocks, nothing in a physical property. I wouldnt mind watching the property market fall drastically, which means my property stocks also take a hit but i get to purchase a physical property on the cheap. I have also been itching to buy a property but i am patient

property stocks may have margin of safety. in form of booked presales and cheap land cost. and discount to RNAV.

I would be more impressed if she is able to list down the reasons why without benefit of hindside bias

What is scary is the new generation in Singapore had not have the experience of a massive bust. The recent 09 bust was a dip and reinforced the idea that property can only go up. Go ask the Japanese.
Reinforcement bias is dangerous. In general Japanese are perpetually negative on equities while Americans are positive. Key is to 放眼看天下 rather than just constrain to own experience, though own experience is very useful. People say it's ok to learn from mistakes, but I think better to learn from others' mistakes.
