Absence of fair-value gain hits Centurion Q2 profit
Q2 earnings down 86% despite surge in revenue, higher gross profit margin

CENTURION Corp's second-quarter net profit plunged 86 per cent to S$7.69 million from the year-ago period's S$56 million, which included a fair-value gain on investment properties of S$36.43 million.
Earnings per share fell to 1.02 Singapore cents from 7.41 Singapore cents.
Revenue for the April-June quarter surged 41 per cent to S$19.88 million, as its accommodation business reported healthy revenue growth.
But cost of sales rose just 9 per cent to S$6.87 million resulting in gross profit jumping 66 per cent to S$13.01 million.

Hi buddies,

I haven't read the company's history yet, but could somebody please explain what is its fair-value gain? They actually reporting 62% gain on net profit from the Group’s continuing operations, excluding fair value gains and one-off impairment charge.

I actually don't know if the 1H2014 is good news or bad news.. Huh

The fair value gain is the gain arising from the revaluation of the company's investment properties as they changed their accounting policy in FY2013 from cost to fair value methodology.

Quite a few research houses like to cover this counter and the frequency of the coverage was high. Invariably they all give rave reviews. I am vested and have been holding this stock for slightly more than 1 year. Almost divest all when price it 62 cents but didnt as I still believe in the growth of the company.

The price has been on a decline this August. I think the market over reacted to some news regarding dormitory vacancy. With the current price and value and with such growth potential, it's time for me to jump in and hold for long term.

Divested. Not because of no faith in its long term prospect but rather, prefer to free up capital for other purpose. Still in my watch list, still believe in the business model of the company. Might jump back in in future.

3Q results are out. UK student accommodation started to contribute. Still a bright future ahead.
