Teak trees are often harvested after 16 years, but many investors prefer to leave them to continue to grow until 25 years, when they would have doubled in size and value.

scams aside, the gestation period of at least 16years for this illiquid (i reckon) investment sounds a bit long and MANY things can happen during this time. Most probably no cash flow is generated during this period and the Manager continues to suck mgt fees from you.
