450(revenue)
253(construction cost)
24(interest rate cost for two years)
12(others marketing and legal)
45(I will take 10% of revenue which is common for a development, the land cost is min due to depreciation and been stamford former hotel which they bought donkey years back)

Net profit is already 116m nett even if I throw in the land cost which is minimum to stamford.

That is close to 13.5c eps, enough to give back shareholders the dividend they reduce this year plus abit of extra for next. Like I said keep calm and carry on vb Smile

Does anyone have estimates based on additional 60 apartments, how will the above figures look like? (above figures were in AUD, obtained from annual report and announcements from the construction firm)

I presume revenue and construction cost should increase correspondingly but the other costs like marketing and land cost should remain fairly constant?

Cash per share (b4 tax) could be around S$0.17 - S$0.18? Roughly a third of current market capitalization?

RE: Stamford Land
IMO, they should capitalise on the current situation and start selling their hotels at this peak and only buy back in the future.

''OPEN HOME CANCELLED DEPOSIT TAKEN '' : What does it mean ? Original buyer unable to complete the deal , SL forfeited the deposit of 10% ?

You can message the agent to ask what it means?  Tongue

Maybe it is saying the viewing is canceled (open house cancelled) due to potential buyer having placed a deposit with current owner (deposit taken)?

Based on the listing, the inspection (viewing?) was scheduled for 11am 1st Apr (today).

RE: Stamford Land
Looking at the listing most likely it means someone bought from SL, tried selling and the buyer lost his deposit because of issues perhaps in securing financing.

Apartment 606 is an renting ad. It means the landlord has taken a deposit or holding fee from a tenant. Hence no more viewing.
