HIGHLIGHTS
-      Limited development in the pipeline for the Perth CBD will allow the current amount of vacant space to be absorbed over the next few years and in turn begin to lower the vacancy rate.
-      Throughout the remainder of 2016 and into 2017, it is expected that the vacancy rate will remain above 20% as demand remains moderately weak and supply gets absorbed.
-      A depreciating Australian dollar and lower interest rates are attracting international investor interest into the Perth market and counter- cyclical opportunities now exist.

Project is currently being assessed by Department of Planning.
 
The status a few days ago was "request for more information" and now it is "assessment"
 
Approved or disapproved, hopefully, there will be a decision soon……………………

Thanks again for your timely updates! The approval for additional 60 residential units is definitely good news! Smile 

From the council recommendations, it seems Stamford Land only require to add 6 more visitor parking lots within existing basement car park.
Didn't seem to have requirement for additional lift? 
Hopefully this means not much change to existing construction plans and early completion / release of units to buyers within this FY..

There are many who objected to the increase of the height of the building , will this affect the decision of the authority eventually ?

I don’t look to jump over 7-foot bars: I look around for 1-foot bars that I can step over.

Oh.. my bad... the recommendation was made to the executive director to approve the modifications. Not actually approved yet... still pending the final approval.

In the recommendation document, there are sections dedicated to the committee's findings in relation to the various concerns raised (lifts capacity, car park, traffic etc.)

Under 5.3.2 traffic section (pg 14 of recommendation document), the committee did take into consideration the public's concern on traffic but were satisfied that the increased traffic generated by the additional 60 units (estimated at additional 11 vehichles per hour during morning peak hours) is negligible and should not have material impact on the surrounding road network.

Hi Persia/ cfa,
 
6 additional visitor parking spaces are to be provided, which fortunately could be accommodated within the current approved basement levels.
 
The original number of lifts within the Melbourne building was two – subsequently it has been increased to three, with approval obtained from the Council on 15th June 2016 (see page 4 of the report).
 
Three lifts are adequate to serve the modified Melbourne building.
 
With the above finalized, construction of the entire basement could proceed accordingly so that Stage 1 could be completed and settled early – hopefully, within this FY.
 
If final approval to add 60 more units could be obtained, considerable value would be added to the overall Project, as incremental benefits seem to outweigh incremental costs by a wide margin.
 
The building height/GFA is within the planning controls for the site.
 
Chances of the modified development being approved look pretty good, I reckon. Will see…………………………

It is good that SL can go ahead with the additional 60 units without further delay and some sales of MPV can be booked in FY 2017 .
