The cheapest form of retail space, that is HDB shops, is not only limited but is contracting.
Online retailers is taking market share from traditional retailers no doubt, but here's the thing.

1. You can't get a hair cut online, and you cant get many products/services online as well.
2. Most online shops aspire to open their own shop.
3. With a larger population, more shops within the heartlands will be needed.
