18Currently, Singapore Permanent Resident (SPR) households, i.e. SPR households with no Singapore citizen owner, may buy resale HDB flats as soon as they acquire SPR status.


19We have reviewed this policy and have decided that SPR households should wait three years from the date of obtaining SPR status, before they can buy a resale HDB flat.

what is the implication of this spr? first time I heard of such spr thingy

It has been in place for a while and PRs have always sought to buy a resale flat immediately after getting PR. In my opinion, The waiting of 3 years is to differentiate to a greater extent the benefits SC receive over PRs.

I think private developers and existing apt owners will be happy since PRs will have to buy their units.

I think the govt is trying to lower the HDB resale price. Every mth there are ~10,000 foreigners or converted PRs coming into Spore. If govt dont introduce this measures, HDB resale price will remain sticky till 2016.

What is the big event in 2016? GE coming.

More PRs may turn to renting while waiting out the 3yr bar considering prices are just starting to come down approaching 0 cov.

The more well to do ones may look at resale condos. Primary condo sales may not have much effect as the wait for BUC is usually 3 to 4 years anyway.

Ya. That would stop new PRs to get resale flats and rent out rooms immediately.

From that kind of timeline, GE is always coming Smile I would give credit where it is due and I always advocate differentiation between citizens, PRs and foreigners not because I am nationalistic but because their COMMITMENT is very different. And that will dictate their action and incentive.

Its definite a good move, but what took them so long to realise that may Prs are profiteering from hdbs. My PR friends are buying HDB becos they can rent out the other rooms. And best is this rental income not taxed. Good move minister!

I am trying to be sarcastic .......but let's look at another angle....

The PRs are being prevented(protected) from buying expensive HDBs......come 3 years later, the price might be cheaper for PRs to buy ^^
