LKH's development profits from yesteryears already in the price.
Insider buying has been occasional event over the last few years. They are very astute owners. They are willing to share with minorities. They have done their best in recycling profits into investment properties to boost recurrent income in the absence of fat margin development profits going forward. They have also recycled selectively into freehold sites to sustain future development pipeline. However, it is unlikely based on current prop mkt conditions that astute management will deliver exceptional margins in the face of current conditions. Historical assets are undervalued without a doubt but given that they are cornerstone assets, they are unlikely to be available for sale and hence undervaluation will remain. Divested Core GG

Recent rally if its not the "Keppel land" effect then looks like a big bonus "ang pow" may be on it's way next month when full year results come out
Still decent 4%+ yield at current prices. Vesting more soon...

there is a latest acquisition by LKH of AXA tower. LKH share is 20%. Not sure if my calculation is correct but the indicative yield is 5.7% base on numbers given for the eps and their cash share of $75.6million. if this is correct it is not a bad yield asset with potential to add more floor space from the increase plot ratio.
Now we know why share price has been creeping up as the deal probably leaked out. too many parties involved in the deal.
The following article did provide additional detail of AXA Tower. If we calculate based on NLA, the selling price is at S$1,736 psf which is 12.5% lower than the expected $2,000 psf. However, if we calculate using the maximum plot ratio of 10.5, the purchase price will be around S$1,056 psf after addition the S$140 million development charge.
